Description
Armand Corporation provided construction management services for two schools in the Barnegat School District. The Joseph T. Donohue Elementary School is a 72,000 SF building with 25 classrooms, media center, art and music rooms, and gymnasium. The Barnegat High School Addition Phase II is a 50,000 SF addition, which includes 28 classrooms and a gymnasium. Construction cost for the two schools totaled $31M.

Armand's responsibilities encompassed the review and approval of change order requests; dispute/resolution; oversight of commissioning operations; claims avoidance; coordinating DCA inspections; maintaining communication with the Barnegat Board of Education; and enforcing approved site safety procedures.

The Richard Stockton College selected Armand Corporation to provide task order construction management, estimating and cost analysis services for various renovation and rehabilitation projects on the campus. Projects totaled $2M and included:


Each phase of the project was inspected by Department of Community Affairs and granted approvals. In attendance at the inspections were Armand Corporation, College Plant Operations, and the Contractor.

Armand's daily duties included coordinating meetings; inspections; maintaining daily inspection, submittal, and RFI logs; schedules; reviewing Certified Applications for Payment, and overseeing all commissioning operations.

The Arts Academy at Benjamin Rush

Description
Armand Corporation provided construction management services for the Benjamin Rush High School in Philadelphia, PA. This $28M project involved the renovation of 52 classrooms, 406-seat auditorium, 17 science and technology rooms, a dance studio, production studios, broadcast booths, cafeteria and gymnasium. This project also included upgrades to meet ADA requirements; demolition and installation of energy efficient HVAC units; asbestos abatement; modifications to electrical and fire/detection system, and ceiling and exterior fixtures; installation of suspended ceiling systems, doors and windows, sewer and drain lines; and replacement of domestic hot water heating.

Armand's duties included preparing detailed design and constructability reviews, construction cost estimates, and preliminary construction schedules. The scope also required coordinating meetings, inspections, maintaining daily logs, submittal logs, RFI logs, schedules, and the review of Applications for Payment.

CM Services for the Capital Improvement

Description
The School District of Philadelphia selected Armand Corporation to provide task order construction management services for various renovation and rehabilitation of classrooms, media centers, science labs, office space, bathrooms, parks and playgrounds for the $1B Capital Improvement Program. These projects include upgrades to meet ADA requirements; demolition and installation of HVAC units; modifications to electrical and fire/detection system, and ceiling and exterior fixtures; installation of suspended ceiling systems, doors and windows, sewer and drain lines; and replacement of domestic hot water systems.

Specifically, Armand's duties include overseeing the Contractor pre-bid and bid processes; preparing detailed design & constructability reviews and cost estimates; preparing preliminary construction schedule, and supporting Design Consultant efforts in obtaining appropriate permits. The scope also requires oversight of Commissioning Services and verifying that the O&M documentation is accurate and complete.

The various types of equipment that have been commissioned under this project include fire alarm and security systems, power distribution system, such as switch gear; HVAC systems and controls - including the dehumidification system; chemical treatment and filtration systems; and the automatic temperature controls system. The commissioning and training for each of these systems was videotaped for future use and retraining of the facilities maintenance personnel.
