Description
Armand Corporation was awarded a task order contract for Construction Management Services for the State of Pennsylvania. Armand Corporation provided services for the relocation of the Pennsylvania Department of General Services (DGS) to 801 Market Street, formerly Strawbridge & Clothier department store. The new space, approximately 250,000 sf., was converted into office and computer space to accommodate the new tenant. Duties included oversight of a multi-discipline team of design consultants; preparing cost estimates; reviewing design for constructability and conformance with historical preservation requirements; and development of project master schedules utilizing Primavera P3; and reviewing RFIs, rental payments, and payment for applications. Also, the project required interfacing with the PA Department of General Services, Philadelphia Historical Commission, National Park Services and the City of Philadelphia Licenses and Inspections.
Armand was involved early on in the design process. The project was value engineered and numerous budget cost analyses were prepared at all phase of design development. Unique to the project was the fact that the building owner was making base building changes at the same time we were completing the tenant work for PA DGS.
In order to avoid costly changes and missteps, Armand took over the responsibility of coordinating the two Architects. In addition, the owner was concerned about modifications to the building since this building was being restored in coordination with the Historic Society. Many changes had to be made to preserve the historic nature of the facility.
The initial project budget for PA DGS was $15M. The project came in $1.5M under budget, despite all of the unforeseen conditions and the need to satisfy the strict historic preservation requirements.
PRUP New Administration Building

Description
Armand Corporation served as the Construction Manager for the construction of a new $3.1M administration building and after school center in Camden, NJ. The new facility houses fifteen offices, ten common meeting rooms, a lunch room, five ADA compliant bathrooms, and a hydraulic elevator for this two story building. During the Pre-Construction Phase, Armand Corporation provided detailed design and constructability reviews; prepared cost estimates and provided oversight of the Contractor pre-bid and bid processes, provided an analysis of the bid submissions and prepared recommendations for award.
Armand's Construction Phase services included overall budget control; conducting project meetings; daily inspection; reviewing and analyzing change orders; scheduling; punch list preparation; approval of contractor payment requests; final punch list and projects closeout.
The Liacouras Center

Description
As part of a joint venture team, ARMAND CORPORATION provided full Construction Management services for this 13,000 seat, $53 million basketball arena/sports complex/multi-purpose facility and parking garage located at Temple University. Our responsibilities included oversight of all field operations, which included addressing all environmental concerns and administrative functions including budget and scheduling. Responsibilities also included reviewing the contractor's invoices, reviewing and negotiating change orders, monitoring the overall schedule and site safety procedures and project closeout. This project was completed on time and on budget.
