Armand Corporation served as the Construction Manager for the
demolition and clearing of the site and construction of the new PRUP
Administration Building. During the pre-construction phase, Armand’s
procurement duties included overseeing the Contractor pre-bid and bid
processes; performing and preparing detailed design & constructability
reviews; preparing cost estimates; developing project master schedules
utilizing Primavera P3; and supporting Design Consultant efforts in
obtaining appropriate permits.

The scope also required tracking and managing project costs,
coordinating meetings and inspections, maintaining daily logs, submittal
logs, RFI logs, and schedules, ensuring the contractor’s compliance with
all applicable OSHA QA/QC safety requirements, and reviewing
Applications for Payment. During construction, the work was inspected;
punch lists prepared; and performed close-out.

Armand provided oversight of commissioning services which included
verifying that applicable equipment and systems were installed per
contract documents and manufacturer’s recommendations and met
industry standards; documenting the proper performance of equipment
and systems through functional testing.

Unique to this project were the funding sources. As a non-profit, the
funding for this project came from a multitude of sources. Armand
processed the unique documentation required by each entity monthly to
