Acting as a consultant to the owner, Armand drives the preconstruction process through budgeting, estimating, scheduling, quality assurance, safety planning, constructability, and site logistics planning before establishing an all-inclusive, not-to-exceed cost to complete the work. Once the GMP is agreed to, Armand manages subcontractor prequalification, bidding, and selection processes to establish the full suite of construction resources required to deliver the project on-time and on-budget to the owner’s satisfaction.
The great benefits of the CMAR delivery method compared to a Bid-Build delivery are succinctly summarized by communication and control. In establishing a mutually beneficial partnership around project success between the design and construction team, the CMAR process largely eliminates the potential for adversarial relationships that can predominate non-negotiated construction programs.
