Brownsville Houses & Van Dyke Houses Community Center Renovations

Armand Corporation was selected by the NYC Department of Design and
Construction (DDC) to provide construction management services for the full
interior renovation of two NYCHA-based community centers in Brooklyn: the
Brownsville Houses Community Center and the Van Dyke Boxing Gym. Each
project aimed to transform underutilized spaces into vibrant, code-compliant
facilities. Designed to serve as critical hubs within the community, each center
will focus on programming, recreation, and community engagement.

The Brownsville Houses Community Center, located at 320 Blake Avenue,
involved the complete overhaul of a 5,050-square-foot basement-level space
that had long been dormant or used for storage. Armand oversaw the execution
of a scope that included a new accessible entrance and vestibule, modern
multipurpose programming rooms, a fully equipped kitchen, new restrooms, and upgraded utility systems. The work
involved replacement of all finishes, fixtures, windows, doors, HVAC, lighting, plumbing, fire alarms, and security
systems. Also ensuring appropriate separation from ongoing NYCHA building operations such as trash compacting
and maintenance access. Sitework included a new accessible path and improved landscaping to support a welcoming
entry experience.

Simultaneously, Armand managed the renovation of the Van Dyke Boxing Gym, located at 390 Sutter Avenue. This
5,400-square-foot facility, formerly a childcare center, was reimagined as a multifunctional boxing and community
space. Armand coordinated construction activities across a range of programming requirements.Renovations
included a professional-grade boxing ring, flexible seating areas, fitness zones, restrooms with showers and lockers,
a culinary-capable kitchen area, and multipurpose classrooms. The project also encompassed critical exterior work
such as roof and canopy replacement, masonry repair, window replacement, and the revitalization of the adjacent
outdoor areas through upgraded paving, fencing, and site furnishings.

Both projects required detailed construction oversight, precise cost and schedule management. With a combined
construction value of over $11.7 million, the successful execution of both projects underscores Armand Corporation’s
continued commitment to delivering critical public infrastructure with technical rigor, cultural sensitivity, and
community impact in mind. These two centers are now positioned to serve as safe, inclusive, and inspiring spaces for
local residents to gather, learn, and thrive.
