Armand Corporation’s project at Home Street in collaboration with the NYC
Economic Development Corp (NYC EDC), involves the demolition of 1174
Longfellow, a one-story vacant industrial building located in the Foxhurst
neighborhood of the Bronx. Constructed in 1925, the building boasts a total
gross floor area of approximately 23,300 SF, including around 2,000 SF of
office space.

The building has undergone various ownership changes and uses, serving
as a commercial business, automobile garage and repair shop, and steel
fabrication operations site. Since 2015, the building has remained unoccupied
and unmaintained, resulting in its current distressed state, with sections of the
roof and floor showing signs of collapse.

In 2016, recognizing the building’s potential for redevelopment, the NYC EDC
acquired the property. The NYC EDC selected Armand Corporation to lead the
challenging task of managing the Home Street demolition. Armand’s services
encompass every aspect of the demolition process, including:

  • Site Surveys
  • Preparation of Demolition Drawings
  • Regulatory Filings
  • Permit Acquisition
  • Coordination with Neighboring Properties
  • Vibration and Crack Monitoring
  • Installation of Site Safety and Security Measures

One of the project’s key challenges is the presence of underground oil tanks,
requiring specialized expertise to safely manage their removal and disposal.
Armand’s experience in handling such complex environmental challenges
ensures that the project adheres to the highest safety and environmental
standards.

The project is currently in the Preconstruction Phase, focusing on the bidding process for Engineering and
Demolition services. The six-month demolition schedule highlights the project’s scale, demanding precise execution
and adherence to safety standards. This phase sets the foundation for the project’s success, requiring planning and
coordination with key stakeholders to achieve optimal results.

A significant milestone in the project’s timeline is the anticipated approval from the NYC Department of
Environmental Protection (DEP) for the removal of asbestos-containing material. Once approvals are secured,
Armand Corporation expects an 8-12 week demolition and abatement process to commence, marking a crucial step
towards the redevelopment of the site. Through strategic planning and collaboration with key stakeholders, the
project is set to deliver value to the community and set new benchmarks in sustainable urban development
