NYPD 26th Precinct Rehabilitation

Armand Corporation has been selected by the New York City Department of Design and Construction (New York City DDC) to lead the rehabilitation of the 26th Precinct, which services a portion of the Upper West Side of Manhattan. This precinct covers the vibrant neighborhoods of Morningside Heights and Manhattanville, home to Columbia University, Riverside Park, Morningside Park, and the General Grant National Memorial. The project aims to modernize the
precinct while preserving its historical character, and it encompasses a wide range of exterior and interior renovations.

Armand’s role in this project includes several critical tasks. For the exterior
masonry, the work involves the removal and replacement of face brick to
match the existing structure in designated areas, as well as the removal and
replacement of brick courses and flashing at brick masonry rooftop structures.
New expansion joints will be installed at indicated locations, and the entire
facade will be thoroughly cleaned.

The roofing work is another significant aspect of the project, requiring the removal of existing built-up roofing across
all areas, which will be replaced with a new hybrid built-up/SBS modified bituminous roofing system. Existing roof
drains will be replaced, and vent stacks will be reflashed. This part of the project also includes power washing and
cleaning all existing leaders to clear any obstructions, with testing of the system before and after the roof drain
replacements. Flashing will be installed at parapets, wall locations, vents, and mechanical curbs.

Armand will also oversee the removal and replacement of masonry parapets to ensure structural integrity and
improved weather resistance. Window replacements are a key part of the project as well. Existing aluminum fixed
and pivot windows being replaced with heavy commercial insulated double-hung windows, and existing lot line
windows being replaced with 2-hour rated steel fixed and double-hung windows to enhance safety and energy
efficiency.

The project includes the removal and replacement of existing hollow metal doors at roof bulkheads and the
replacement of existing wood garage doors with new steel roll-up doors for enhanced security. Interior renovations
will involve the removal and replacement of damaged plaster walls and ceilings across all floors, and the removal
and replacement of concealed spun acoustical tile ceilings along with existing fluorescent lighting fixtures. All rooms
receiving plaster replacement and repair will also be repainted to ensure a uniform and refreshed appearance.

Given the presence of asbestos at the roof and parapets, Armand Corporation will conduct asbestos abatement
to ensure the safety and health of all occupants and workers. This involves the careful removal and disposal of
asbestos-containing materials in compliance with all relevant regulations and safety standards.
